
Project Update (July 2026): On July 15, 2026, the project received a Planning Commission recommendation for approval for the conditional use permit to develop in the Wellhead Protection District. It goes before the Board of Supervisors on July 30, 2026 for approval of the Conditional Use Permit to develop in the Wellhead Protection District. With a successful July, we will move on to August, where we’ll go to the Planning Commission and Board of Supervisors for Master Plan Approval.
Walnut Grove is a ±129-acre master-planned community taking shape along Walnut Bottom Road in South Middleton Township, just outside Carlisle in Cumberland County, Pennsylvania. The plan brings a town-center feel to the property: a walkable commercial center of roughly 51,000 square feet fronting Walnut Bottom Road, wrapped by fee-simple townhomes and condominiums, with larger single-family homes toward the rear of the site and an athletic field proffered for public use. In all, the master plan calls for approximately 638 residential units.
Location & Market. The site is in South Middleton Township, just outside Carlisle in Cumberland County — one of the fastest-growing areas in central Pennsylvania. Carlisle's population is up more than 15% since 2020 (now about 23,300), and the county is approaching 271,000 residents. Carlisle is a nationally significant logistics and distribution hub at the crossroads of I-81, the Pennsylvania Turnpike (I-76), and U.S. 11, with a diverse economy spanning manufacturing, healthcare, and education and roughly 12,000 jobs in the town itself.
Access & Connectivity. The property sits about 18 miles west of Harrisburg with quick access to I-81, the Pennsylvania Turnpike, and U.S. 11 — placing it within a day's drive of much of the Northeast and Mid-Atlantic.
Development Potential. Walnut Grove's town-center master plan — roughly 638 residential units plus commercial — is advancing through the township approval process in coordination with the local Board of Supervisors, with a public hearing anticipated this summer, in a supply-constrained, high-growth submarket with strong rooftop demand driven by the area's logistics and employment base.
