Avalon Partners, LLC consists of just over six acres of land approved for town home development. The land is a part of the Commons of Avalon condominium regime and is approved for 118 town homes. The project has enough water and sewer allocation and is exempt form APFO tests. The plan could be built within 9 months of acquisition, or a builder could elect to modify the plan and bring larger units to market within the year. The approved town home size is 14 x 34. Strong, local engineering and legal teams are in place for the project. The project is currently under contract to Jeff Kirby of Kirby Development. Due to a flaw in the original documents setting up the development and the condominium association, we have to go through the legal process of amending the declaration in order to allow the new units to be build. We are about 75% complete with that process and expect a successful closing in 2015.
